The real estate market has been out of control in many parts of the country, including Arizona. Liz Williams of The Realty Agency, is a high performing agent located in Yuma, Arizona. She joined me for an interview to chat about all things in real estate. What should you fix up prior to selling your home? What do you need to do prior to working with an agent? How is the new housing market? Are people having more success with new builds rather than purchasing resells? How do the prices compare?
Depends on the Buyer and timeline! New builds right now are generally at minimum a 2 year wait. At times, some will fall out and a Buyer can Purchase prior to completion but due to the lack of inventory, these are rare. There is still great value in resale. Many factors to consider: established neighborhoods, landscaping, upgrades, appliances, etc.
Pricing is very competitive in both. Builders are very aware of the market (homes going over asking price) and many are avoiding pricing units until near completion (!!!) to keep up with the current market pricing or releasing very few homes at a time and waiting on appraisal prices to rise. New construction of course has it's advantages as well - again, preference of the Buyer and their motivation.
